General terms and conditions and cancellation policy

1. Conclusion of contract and payment terms

With the written booking confirmation (by email or letter), a legally binding rental agreement is concluded. The provisions of the German Civil Code (BGB) for fixed-term rental agreements apply, as do the guidelines of the German Hotel and Restaurant Association (DEHOGA).


1.1 Payment deadlines

For bookings made more than four weeks before the arrival date, a 20% deposit of the travel price is required within seven days of booking confirmation. The remaining 80% of the travel price is due no later than four weeks before the arrival date. If the booking is made four weeks or less before the arrival date, the entire travel price is due immediately and in full.


1.2 Consequences of late payment

If payment is not received on time, the landlord reserves the right to terminate the rental agreement without notice. In this case, the cancellation provisions set forth in Section 9 of these Terms and Conditions apply.


2. Spa & Guest Card

The tourist tax will be included in the rental agreement upon booking. The tourist and guest card will be sent electronically before arrival and also provided in paper form upon arrival.

3. Arrival and departure

  • Check-in: 4:00 PM – 9:00 PM on the day of arrival
  • Check-out: until 12:00 on the day of departure

Early check-in or late check-out is only possible upon prior arrangement. For unannounced late check-outs, a fee of €50 per hour or part thereof will be charged.


4. Condition of the holiday apartment

The holiday apartment must be left clean and tidy upon departure. This includes:

  • Removing the bed linen
  • Emptying all trash cans
  • Clearing the refrigerator
  • Cleaning and putting away used dishes
  • If patio furniture is set up: Remove the cushions and place them in the living area to the left of the sofa
  • If special cleaning is required, additional cleaning costs will be charged at the current hourly rate.


5. Number of people

The holiday apartment may only be occupied by the maximum number of people specified in the rental agreement (four people). Children of any age count as full adults. In case of overcrowding, the landlord reserves the right to charge an additional fee or terminate the rental agreement without notice.


6. Pets

Unfortunately, pets are not allowed, not even for visitors.


7. Inventory and damage

  • The inventory must be treated with care
  • Damage must be reported immediately
  • Any damages discovered during final cleaning that are not reported will be charged
  • Parents are liable for their children - liability also applies to damage caused by accompanying persons


8. Special provisions

  • Charging electric vehicles using household electricity is not permitted.
  • Smoking is not permitted in the holiday apartment, but you may smoke outside, for example, on the balcony. Please dispose of all cigarette butts.
  • Barbecuing over open fires is prohibited on the entire property.
  • No hygiene products, food scraps or grease may be disposed of in drains.
  • There are no claims for compensation for WLAN disruptions caused by weather conditions.
  • The Wi-Fi may not be used for illegal purposes.
  • Duty of care and security: The holiday apartment door should always be closed and locked with a key when leaving the house.
  • Sustainability and environmental protection: We ask you to use water and electricity sparingly.


9. Cancellations

The following cancellation policy applies:

  • Up to 31 days before arrival: 100% refund of the rental price
  • 30 days to 15 days before arrival: 50% refund of the total price
  • 14 days or less before arrival: no refund

Cancellations must be made in writing.


10. Disclaimer

The landlord is not liable for:

  • Guests' valuables
  • Damage caused by force majeure
  • Vehicles in on-site parking spaces
  • Insect infestation (in the event of a large infestation, immediate action will be taken).


11. House rules

The landlord or commissioned service providers may enter the holiday apartment without prior notice to prevent damage or for urgent repairs.


12. Key

  • Keys and access codes may not be passed on to third parties.
  • If keys are lost, a minimum replacement cost of 50 euros will be charged.


13. Rest periods

The town of Wyk on Föhr, as a North Sea spa and health resort, has a municipal regulation for quiet times:

  • Lunch break: 1:00 p.m. - 3:00 p.m.
  • Sunday rest: All day
  • Night rest: 10:00 PM - 8:00 AM


14. Severability Clause

Should individual provisions of these General Terms and Conditions be invalid, the validity of the remaining provisions shall remain unaffected.


15. Place of jurisdiction

The place of jurisdiction is the Cologne District Court.
